Chapter 3. What is happening with the new HQ construction site in Yongsan, Seoul

Introducing the new headquarters of Amorepacific situated in Korea

 Amorepacific began the construction of its new HQ in August 2014 and work is now 83% completed. Corp. Build. Construction Division together with our partner, David Chipperfield Architects (hereinafter DCA), Kunwon Engineering and Hyundai Engineering & Construction Co., Ltd. work day and night to get everything ready as scheduled for the relocation at the end of this year. Now, let's take a quick glance into the construction site and what goes on there every day from early in the morning.
  • The sun comes up early on these summer days and the new HQ construction site is already a hive of activity.

 The new day officially begins at the new HQ construction site with the meeting at 6:45 a.m. every morning. All workers come to the 3rd floor, do some stretching and share updates and status reports. After the meeting, TBM starts. TBM (tool-box meeting) is a daily meeting to discuss specific jobs for the day and related safety matters. When TBM is over, each team huddles together and chants, "Let's Go! Go! Go!" with the best wish for the day.
  • In the picture, each team is having TBM after the meeting. There are 1,450 workers including 72 employees of Hyundai Engineering & Construction Co., Ltd. working on site. As there is not enough space for everyone to gather around, only Hyundai Engineering & Construction Co., Ltd. and key personnel from our partners are able to attend the meeting.

 Corp. Build. Construction Division and Kunwon Engineering personnel come to work around the time when the workers began their work. Based on their expertise and experience, Kunwon Engineering supervise the ongoing building work. Corp. Build. Construction Division represent Amorepacific on site; they provide user requirements, set up quality standards and manage schedule and costs. Kunwon Engineering and Corp. Build. Construction Division are as busy as any workers on site, working to make the project perfect through regular meetings and inspection of the construction site.

Bimonthly discussion session continues

  • 18th session of discussion of mock-up and construction drawings

 DCA is in charge of designing the new HQ and comes to the site every two months for design supervision over the construction. They also hold discussions about mock-ups and construction drawings with Amorepacific and other partners. The 18th session of discussion was held in late March. Through this session, DCA, Hyundai Engineering & Construction Co., Ltd. and Corp. Build. Construction Division settled on the design of the help desk, which will be located on the 1st floor, and the specifications of the window along the stairs between offices from 6th to 16th floors were finally determined. Likewise, everyone involved in the project put their heads together to find a solution for both quality and usability. Though it is held once every two months, this session of discussion on mock-up and construction drawings continues through the week.

The new main hall of the new HQ

  • Construction on the main hall is underway

 The picture above shows our new main hall in the new HQ under construction. It doesn't look like either the main hall in the old HQ or one in Signature Camp. It will have total 446 seats (including wheelchair seating) in a cascading layout as in a theater and a concert hall for monthly meetings, lectures and many other purposes. Moreover, the help desk on the 2nd floor at the entrance to the main hall will serve as a cafeteria for employees and visitors when there is no event in the main hall.

The new HQ goes green

 Over the past month, the focus has been trees. There are supposed to be big pine trees in front of the building as you may have seen from the aerial view of the new HQ representing our green efforts. However, instead of pine trees, palmate maples (scientific name: acer palmatum) are planted. DCA first suggested pine trees, but taking many factors such as natural light into account, it was decided to plant palmate maples. When you move to the new HQ at the end of the year, you will find green palmate maples on the rooftop garden, cafeteria (5th floor) and offices (11th floor).

The new HQ in the shape of open-ended rectangle

 The new HQ building has a rooftop garden and three large openings cut into the form. The first opening from the 5th floor (where cafeteria resides) to the 10th floor gives a view over Yongsan Park in the southeast, the second opening from the 11th to the 16th office floors faces Sinyongsan Station in the southwest and another opening in the northeast direction toward N Seoul Tower spans from the 17th to the 20th floors for rental and the 21st floor, serving as a strategic base for the future of Amorepacific Group. And that's how much extra effort was put into Maxi Truss (from the 11th to the roof floors). This 60m-high section as wide as 40m and deep as 30m was designed from nearly 30m above the 5th floor without any supporting pillars. The very first iron truss was set into position in September 2016 and, though it was quite challenging, the structure stage work completed in this April; now interior and exterior finishing work is underway.
